Rental signs are placed on properties 30 days before homes are vacant.
NATIONAL: Our rental homes are placed on national sites. This is labor intensive, but with a major percentage of the public using the World Wide Web, this helps us capture prospective tenants wishing to rent.

PROFESSIONAL MANAGEMENT


TENANT SCREENING: In our efforts to secure qualified tenants, we require all applicants to submit a fully completed rental application. Through our tenant screening process, we make every effort to secure qualified tenants to help insure your tenant not only pays rent on time, but also takes care of your investment. This process includes a full credit report, resident history report with previous landlord information which verifies rent payments, and conducts a criminal background report. Upon reviewing the rental application, we consult with the property owner regarding the applicant’s qualifications and we offer our professional advice on choosing the tenant. The final decision is made by the property owner.


RENT COLLECTION: Rents are typically due on the first day of each month and considered delinquent after the fifth. If rent is not received within five (5) days after the due date, there is a late charge of $10.00 per day. If a rent check is returned, there is a $25.00 check return charge. If two checks are returned for insufficient funds, we will only accept cash, money orders or cashier’s checks. We do not accept partial rents. Rent must be paid in full including any additional charges. If rent is not received within five (5) days after the due date, the tenant will be served with a notice which gives them 5 days in which to pay in full. If they do not comply with the notice, we will turn the account over to our Attorney for court action to obtain possession and a judgment for the money owed. The tenant is liable for the attorney fees and court costs. Any balance left unpaid will be turned over to our collection agency and will be filed with Credit Bureau Services reflection on the tenant’s credit rating. We handle rent collection and issue monthly income/expense statements on or before the end of each month that reflect all activity on your rental property. Should an occupant become delinquent, our procedure is set by law to complete the eviction process.

PROPERTY INSPECTIONS: Upon occupancy, a move in inspection is made by Carriage Property Management and new tenant. A “Move-In” checklist is completed to document the condition of the property prior to the new tenant’s occupancy. In some situations digital pictures will be taken and stored for future verification of the visual inspection. The same process will occur upon “Move-out”, the results will dictate the amount of security deposit retained for cleaning or damage caused under tenancy. Periodic drive-by inspections may be conducted to insure the property is being maintained in a satisfactory condition. A written notification will be sent to the tenant if a violation or visual concern is noticed. If necessary an interior inspection will be performed.

MAINTENANCE & REPAIRS: When a warranted maintenance or repair issue is required, we will attempt to contact 3 vendors in efforts to receive the most favorable quote for job. It is our policy to use licensed, bonded and professional vendors to make necessary repairs and we are always willing to use a recommended professional upon your request or input. Owners will not pay for any unauthorized tenant repairs. Any repairs that are caused by tenant will be charged to tenant, (i.e. a child puts a toy in the sink and plugs it up.) The tenant is responsible for changing refrigeration and heating filters. They should be changed once a month. If they are not changed this damages the unit by allowing dirt to collect on the condenser coils, the tenant will be charged for cleaning the coils and any resultant repair.


NOT COVED UNDER CARRIAGE PROPERTY MANAGEMENT SERVICES:

HOMEOWNER & PROPERTY INSURANCE
HOA (Homeowner Association Fees) –The HOA fees are the responsibility of the property owner and are not included in the property management fees. If requested, Carriage Property Management can facilitate the payment of the HOA dues by deducting the fees from the rental proceeds received monthly.

COST OF REPAIRS & MAINTENANCE-The cost of repairs and maintenance is a direct responsibility of the owner/landlord and or tenant if deemed responsible. Carriage Property Management will coordinate the repairs but does not profit from vendor services and is in no way responsible or liable for cost associated with repairs and maintenance fees owed.
